Why are TLD (.com) more preferable than any other TLDs?

Multiple reasons. COM is popular because:
- of the branding by big web hosting and domain sites focussing on COM
- COM is catchy. anything dot com sounds professional and cool. (this is slowly overtaken by the domain dot io . its cool too)
- some browsers has shortcuts for com. try google and press CTRL + ENTER
- mobile keyboards suggest COM auto completion (among others).
